What is a commercial roof coating?

A roof coating is a liquid that goes on over your existing flat or low-slope roof and cures into one continuous skin with no seams to split open. We are not patching one spot and walking off. We clean the whole roof, fix what is failing, and recoat the entire surface so it sheds water as one piece.

The Conklin PUMA XL system we use bonds to most of what is already up there: aged TPO, EPDM, PVC, modified bitumen, metal, and spray foam. It goes down as a base coat and a tough top coat, dries faster than most two-coat systems, and stays flexible so it moves with the building through Iowa’s freeze and thaw instead of cracking. Why coat your roof instead of replacing it?

Why replace a roof that can be restored? A tear-off is loud, expensive, and slow. You pay for demolition, for hauling the old roof to the landfill, and for the days your building sits open to the weather. A coating skips all of that. We work from the top of the roof you already have, so there is no tear-off, far less waste sent to the landfill, and no reason to close your doors.

Seal the leaks and you can get another 15 to 20 years out of a roof you were about to throw away. When that term runs out, the system can be washed and recoated to start the clock over, instead of replaced again.

Will a coating really lower our cooling bills?

It can, and the reason is color. A dark commercial roof can hit 150°F or more on a sunny afternoon, while a clean white reflective roof stays more than 50°F cooler, according to the U.S. Department of Energy. Less heat soaking through the deck means your air conditioning does not have to work as hard. The EPA reports that reflective roofs can cut peak cooling demand by roughly 11 to 27 percent in air-conditioned buildings.

It helps the rooftop unit too. A reflective roof keeps the air right around your AC condenser cooler, so it runs easier on the hottest days. What happens when we coat your roof?

Here is how a job runs:

  • Inspection and measure.

    We get on your roof, find the leaks and weak spots, and give you a firm price for the work, not a guess over the phone.

  • Clean.

    The whole surface gets washed so the coating can bond. On a metal roof we also knock down the rust and prime the bare spots before anything else.

  • Repair and reinforce.

    We seal the seams, flashings, and fastener heads, and embed reinforcing fabric over the spots that take the most stress.

  • Base coat and top coat.

    We apply the Conklin base coat, then the PUMA XL top coat, building the membrane to the right thickness across every square foot.

  • Cure and warranty.

    The system cures into one solid surface, and we register the manufacturer warranty on qualifying projects.

If a roof is too far gone to coat, with soaked insulation or rotted decking underneath, we will tell you straight rather than coat over a problem that will only come back.
